Privacy notice
Information you share through this site (your name, contact details, and the contents of your enquiry) is used solely to respond to you and to conduct any engagement that follows. It is not sold, rented, or shared with third parties for marketing. Enquiry records are retained only as long as an active relationship or legal obligation requires, and you may ask at any time what we hold and have it corrected or deleted, subject to Philippine law, by writing to concierge@propertiesbychel.com. This site sets no advertising trackers. It does keep its own first-party visit statistics, to understand how the site is used and to improve it: which pages are viewed, the approximate location of a visit (country, region and city, worked out from the connection by our hosting provider, without the IP address itself being stored), device type, operating system and browser, the referring site, and how long a visit lasts. This relies on a single session cookie (see Cookies), which is only set if you accept it in the cookie notice. These statistics are not sold, not used for advertising, and not linked to your identity or to any enquiry you make. The site does not record visits from browsers that send a Do Not Track or Global Privacy Control signal. Handling of personal data follows the Data Privacy Act of 2012 (RA 10173).
Cookies
This site sets one cookie, and only if you accept it in the notice shown on your first visit. Until you choose, nothing about your visit is recorded and no cookie is set.
pbc_sid is a random session code that groups the pages you view into a single visit for our own visit statistics. It is set by this site, cannot be read by scripts in your browser, is not used for advertising, is not shared with advertisers or analytics companies, and expires after 30 minutes without activity (it is renewed while you keep browsing).
We also keep your choice in your browser’s local storage (pbc_consent), holding your answer and the date, so we do not ask on every page. It is kept for up to 12 months, after which we ask again.
We do not use advertising, marketing or social-media cookies, and we do not use third-party analytics.
You can accept or decline in the notice, and change your mind at any time using the button below or the Cookies link at the foot of any page. Declining, or withdrawing later, stops the visit statistics and removes the session cookie. Browsers that send a Do Not Track or Global Privacy Control signal are treated as declined. You can also block cookies in your browser settings; the site works without them.
Terms of use
Content on this site is offered in good faith for general information. Property particulars are summaries, subject to verification, and do not form part of any contract; nothing here constitutes legal, tax, or investment advice. Prices, availability, and terms may change or be withdrawn without notice. Photography and text belong to the practice or its licensors and may not be reused without permission. Engagements with the practice are governed by their own written terms.

Properties by Chel operates under Philippine real estate service law (RA 9646). Licensure and registration particulars are stated on engagement documents and furnished on enquiry.
