Active resale listings across the established villages have thinned over the past two quarters, without a corresponding drop in enquiry volume. That combination, steady demand against shrinking supply, is the more reliable scarcity signal, because it isn't sentiment-dependent. It shows up in the count before it shows up in the price.

Most of what would ordinarily list is instead passing quietly to heirs or staying with long-tenured owners who have no reason to sell into an uncertain rate environment. The properties that do reach the market tend to move through referral before a sign would have gone up, if a sign were ever permitted in the village concerned.

For buyers, the practical implication is timeline, not price negotiation. The right unit on the right street is a matter of positioning to hear about it early, not of waiting for a softer number.
